Why Financial Advisors are Reconsidering Reverse Mortgages

A reverse mortgage could help your clients age 62 and older to effectively leverage an important retirement asset: home equity. Thanks to recent academic research that demonstrates the value of FHA-insured* Home Equity Conversion Mortgages (HECMs), reverse mortgages are gaining acceptance as a valuable and effective tool to help satisfy the challenges of meeting retirement goals for decades.

Design Solutions for Your Clients

With its flexible payment options, a reverse mortgage can give borrowers more financial control and can serve as an excellent risk management tool, while keeping productive assets under your management — helping their portfolios last longer. As a tax-efficient strategy, clients can use a reverse mortgage to reduce their income taxes1 by lowering their withdrawals from qualified accounts. Other uses include refinancing aconventional mortgage with a HECM, so as to eliminate a client's monthly principal and interest payment. As with any home-secured loan, the borrower must meet their loan obligations, keeping current with property taxes, insurance, maintenance, and any homeowners association fees. Or perhaps using a HECM to finance the purchase of a home, thereby reducing the amount of cash older clients have to "put down" when downsizing.

HECM Credit Line: A Unique Safety Net Offering a Growth Feature and Flexible Repayment

Clients can establish a HECM credit line and draw on it as needed for future expenses, such as health care costs. A unique feature of the HECM credit line is the amount available to clients will grow2monthly, independent of any change in home value. This feature provides additional available cash in future years that may prove valuable as clients savings are depleted.

Not tax advice. Consult a tax professional.
If part of your loan is held in a line of credit upon which you may draw, then the unused portion of the line of credit will grow in size each month. The growth rate is equal to the sum of the interest rate plus the annual mortgage insurance premium rate being charged on your loan.

HIGHLY Recommend Larry I had the pleasure of working with Larry McAnarney for a reverse mortgage for my mother. My mom wanted to stay in her home for her senior years and needed to do the reverse mortgage for the 24/7 in home care that was needed. I received Larry's name and contact information from a small-town bank near my mom's house. Knowing nothing about reverse mortgages, I knew I needed an expert and someone that would be patient, helpful, and willing to share all his knowledge. I found all of that, and more, in Larry. Every phone conversation, zoom call, and email from Larry was filled with valuable information that helped me, my mom, and my siblings through the entire reverse mortgage process. I felt like he was "holding my hand" as the process moved forward and that he always had my mom's best interests in mind. Larry is a very caring and compassionate person, and I could genuinely feel his desire to truly help our family. I never felt afraid, unsure, or concerned. Larry was always available to talk or text and he quickly replied to e-mails (even when I sent them in the middle of the night) The paperwork and forms he provided were very organized and detailed and I appreciated that Larry took the time to carefully explain all of the information. I have nothing but positive things to say about Larry. When the mortgage was approved and closed, I remember thinking "I'm going to miss Larry." Good people like Larry are hard to find.

Wonderful Experience I want to join the chorus of those who had a wonderful experience working with Larry. I was pretty sure that a reverse mortgage was the right path for my wife and myself to take at this stage of our lives, but she was somewhat reluctant and unsure. Larry was able to gain her confidence, as well as my own, in the manner of his presentation of just the facts - and his genuinely kind disposition. He was, as well, a very effective ally in dealing with the title company over a matter which was quite important to us. As a recently retired sales rep myself, I was most impressed by dealing with someone who truly puts the customer first.
